After winning the largest share of 13 smart cities, Uttar Pradesh is going to witness a new makeover in the real estate market of the state. Out of the list of 13 smart cities, Ghaziabad will get the maximum assistance because of its close proximity to the national capital, ongoing infrastructural projects, the second phase of metro extension, widening of NH-24 stretch, and the availability of plenty of land needed for the development of a smart city. The move will significantly push the property values in Ghaziabad and make the real estate industry sustainable.
The announcement from Urban Development Ministry on the inclusion of Ghaziabad in 100 smart cities will give a new pulse to the real estate projects in Ghaziabad. Now, the city will get Rs 200 crore in 2016-17 from Central government and will get Rs 400 crore for 4 consecutive years. The new smart city will be equipped with the following basic infrastructure that will make a way for a well-brought-up quality of life in a clean and sustainable ambiance through smart solutions. These include:
- Assured water and electricity supply.
- 100% sanitation and solid waste management.
- Efficient urban mobility and public transport.
- Robust IT connectivity, e-governance and citizen participation.
- Safety and security of citizens.
- Public information, grievance redressal, and electronic service delivery.
- Efficient energy, green building, and intelligent traffic management system.
Now, real estate developers will work towards delivering such an environment through their energy-efficient, pollution-free, and eco-friendly commercial and residential construction projects in Ghaziabad. “The population moving to Ghaziabad over the last decade are salaried professionals, who are mostly tech savvy. Some of them are also concerned about the environment. Smart City is a concept that makes life easier for residents and enhances their quality of life. It is not limited to technology,” Gaurav Gupta, general secretary, CREDAI Raj Nagar Extension.
“Developing Ghaziabad as a smart city, will definitely bring in positive results. Developers will increasingly focus on energy conservation, pollution control and come up with eco-friendly projects that will add value to the lives of the residents also quality of living for residents will improve significantly,” he added.
